About this property

This resort has been run by the same family for over 40 years. Through their unbridled passion, they have managed to build up a large circle of annually returning customers. This group includes national and international families, groups of golfers, water sports enthusiasts and couples. The family is traditionally open from early spring in April until autumn begins in October. With the way society is changing, with people working more and more independently, we see that there is also great potential here to be open all year round. In the Algarve, tourism is already going on all year round. think of the families who celebrate a beach holiday in the summer and the golfers who come to the Algarve during the winter months (when it is still 20 degrees Celcius in the Algarve).

Another strong growing client group in winter are ‘expats’ and ‘digital nomads’ from northern Europe who are already used to working remotely. They come to the Algarve in winter to enjoy the sun and a more relaxed life. After all, their work is independent of location. Here lies a huge growth potential for this resort.

The resort

The complete resort covers 5,000 m2 and consists of a boutique hotel (with breakfast room, reception and staff room), 4 buildings with individual flats, a swimming pool with bar, a laundry room, a workshop and an owners villa.

The boutique hotel consists of 2 floors and has a capacity of 7 hotel rooms (2 persons) and a family room (3 persons) on the first floor. All with private bathroom, built-in wardrobe, balcony and air conditioning. Half of the rooms face south and therefore have a nice view of the gardens and swimming pool. The other half of the rooms face north and look out over the Portuguese countryside from their balconies.

The hotel’s breakfast room is also on the first floor. The beautiful large windows help guests to enjoy the beautiful views while having breakfast. On the ground floor, there are the reception, toilets, linen room and a storage room for suitcases. In addition, there are 2 individual flats to rent to guests. The largest flat is a 3 bedroom flat with kitchen (which could also be used as the owners’ accommodation, allowing you to rent out the owners’ villa). There is also a studio with kitchen. These ground floor flats are accessible for disabled guests.

The other accommodations are individual flats and are spread over 5 other buildings, which can be seen as detached villas. Each villa is cleverly designed and can therefore be rented as 2 separate accommodations or 1 large group accommodation, making your target group incredibly large. Each flat is equipped with a complete kitchen, bathrooms and air conditioning. Each villa is on its own plot, with its own cadastral number and can therefore be sold separately at a later date. This is a value enhancing aspect.

Underneath the villa, which is now being used as the owner’s house, there is a huge garage with a laundry room, storage and a gym. Here is still enough space to expand with for example a games room or something similar.

The resort has its own swimming pool that has recently been completely renovated, with a sunbathing area, a terrace and a (snack) bar. Here, too, there is enormous growth potential in making the bar more efficient.
